What to look for in a Listing Agent

When interviewing a listing agent many sellers focus on commission first and sometimes only. A seller should ask at a minimum the following questions:

  • What is your experience in the Real Estate Business? / How long have you been an agent?
  • What level of license do you hold? Sales Agent, Associate Broker, or Broker?
  • Do you sell Real Estate full time or part time?
  • What percentage of commission do you charge?
  • What percentage of commission do you split with the cooperating agent?
  • Will you represent a buyer (Dual Disclosed Agency) in the sale of my property?
  • What type of marketing do you do and do you have a marketing plan?
  • Does your company have a website and is it marketed?
  • Will my listing be in the MULTIPLE LISTING SYSTEM?
  • What experience do you have with the area and this type of Real Estate?
  • Who will show my home and will I get notice that they are coming?
  • Do you use a lock box or keep keys at the office?
  • Will buyers be pre-approved before they see my property?
  • What are the pros and cons to having an open house at my property?
  • What percentage of commission do you charge?

These questions will certainly help to make the final decision of whether or not to hire a Real Estate Broker a little easier, but every seller needs to have a good feeling about the personality and professionalism of the broker they hire.
